Darwin Green is a brand-new housing development that has been built with community at its heart. Located just 1.6 miles from Cambridge, the multi-phased development will deliver 1,572 dwellings comprising 4-storey apartments, low-rise housing, 1 to 5 beds, of which 40% will be mixed tenure affordable homes.
The development has site wide infrastructure, balancing pond, community rooms, health facility, library, central park with play parks and allotments, green spaces, and essential community facilities such as schools and retail hubs, for residents to enjoy.
As part of Darwin Green’s community wellbeing offering, the development includes a sports pavilion with sports pitches and tennis courts, that sit alongside the park for local residents to enjoy. Barratt Homes needed a partner to construct an innovative facility that was not only fit-for-purpose for future residents, but would also meet the sustainability requirements of the wider development.
With the development progressing rapidly, the sports pavilion also needed to be onsite quickly so it was ready for when homeowners started to move in.
To deliver their facility at speed and with sustainability at the forefront, Barratt Homes appointed Premier Modular to provide a pavilion adjacent to the development’s central park.
Sustainable construction
To meet planning requirements, the new sports pavilion had to be built with sustainability as a priority. While Barratt Homes was well-equipped to build traditional housing developments, the team needed support to provide a sustainable modularised facility for the community. As leaders in sustainable construction, we stepped in as a trusted partner offering the technical expertise needed to manage design development, sustainability integration, and delivery.
Premier Modular has over 65 years of experience in creating sustainable spaces for communities to live, learn, and work, using offsite techniques. Because of this, we were the natural choice to support Barratt Homes in creating a modular sports pavilion that was both aesthetically-pleasing and sustainable.
Our design team ensured that sustainability features were integrated from the very start of the project, which meant that we delivered an energy-efficient building with features such as solar photovoltaic (PV) panels and a green roof that improves insulation, reducing energy consumption and encourages biodiversity. Thanks to our specialist knowledge, the design of the sports pavilion achieved an ‘Excellent’ BREEAM rating.
Time pressures meant the project had to be completed quickly to meet stakeholder expectations, as well as provide a functioning facility for new residents to enjoy as soon as they began to move into the development.

The Darwin Green sports pavilion was delivered as a single-story, innovative, community facility designed for sports teams and wider community use. The exterior design features brick cladding to blend seamlessly with the central park and surrounding buildings.
Internally, the layout of the sports pavilion was tailored specifically for football and sports use, with changing rooms, social areas and storage, but has the flexibility to be adapted and used by a range of community groups.
