Site Manager (Rental Division)

11/12/25 Operations Location: Brandesburton Reports to: Operations Manager

Purpose:

  • Supervise installation of modular buildings from date of launch order to final handover, achieving agreed programme milestones and handover date.
  • Ensuring Variations to contract are managed effectively
  • Ensure projects are concluded to the accepted standard.
  • Maintain the highest levels of customer support
  • Responsibility for enforcing Health & Safety legislation on site
  • Uphold the ‘Client is King’ principals at all times (internal and external clients)
  • Ensure all activities are conducted in a manner which promotes Premier Modular as the most professional and leading modular supplier in our specific markets.
  • Control of costs on site.

Experience, Qualifications & Person Spec:

  • Likely HNC in Civil/Building background, or Site Agent from Construction industry or experience within construction at foreman level
  • H&S culture and attitude to be of a high standard ensuring this is maintained on site, ensuring rules and methodologies are followed at all times.
  • Clear focus on ‘Client is King’ ethos ensuring the client is satisfied and has an experience where he wants to work with Premier Modular again, clearly satisfied with the experience.
  • Good communication and organisational skills to allow flow of information between client, (internal/ external) and all contractors to ensure all works are planned in good time.
  • Good communication, recording and feeding back progress on all projects
  • Good costs control, recording of cost feeding back to head office departments.
  • Ability to manage information and escalate issues to Project Manager when necessary.
  • Effectively manage time to allow works to be prioritised and tasks be dealt with in timely manner.
  • Commercially aware and take accountability of costs control on site.
  • Ability to review and write Method statement and Risk Assessment comprehensively.
  • Ability to write and review commissioning and witnessing schedule.
  • Adaptable and proactive problem solving without having to lean on others to solve problems.
  • Ability to plan, manage and monitor progress on site and report back on issues where progress to achieve programme
  • Good computers skills and proficient in Microsoft suite (Work, outlook, excel). Ability to edit document accordingly for projects.
  • SMSTS Qualified
  • Knowledge and proven experience of current H & S site legislation
  • CSCS Black card
  • PASMA
  • First Aid
  • IPAF

Principle Accountabilities:

  • Working nationally during the weekday Monday – Friday or as site/ programme requires.
  • The role requires travel to and from site nationally and may require overnight stay, with out of hour travel to arrive on site as per site working times.
  • Occasional weekend working/ weekday overtime required to meet programme and installation deadlines.
  • Ensure site visits are carried out as instructed, and provide accurate survey reports to the Bid Team, which may include an assessment of ground conditions, cranage, service layouts, access transport etc.
  • Prepare Project programmes as required · To assist inter-company Divisions as required
  • Carry out method statements/risk assessments etc, to comply with Health & Safety requirements
  • Ensure Premier Modular procedures are adhered too · Ensure the site is tidy and the facilities clean and housekeeping maintained
  • Attend pre-start meetings as required
  • Uphold the discipline of site safety and the recording of accidents.
  • Ensure any issues that could affect the project programme, financial outcome of the project or subcontract and client relationships are advised to the Project Manager immediately
  • Co-ordinate and effectively manage sub-contractors
  • Ensure all variations are reported back to the Commercial team and properly managed.
  • Ensure a smooth handover of building to client on program and strive to achieve ‘zero’ snagging items at handover
  • Maintain, uphold and apply the ‘Sub-Contractors Code of Conduct’ principals
  • Attend to customer complaints timeously and repair any defective/remedial works to the customer’s satisfaction
  • Identify project critical and milestone achievements
  • Plan and manage contractors programme, monitor and report back progress to allow programme tracking
